Great place and the host could not have been more helpful. However, two issues 1/. Very hard to find and only when Marco stepped in to help, did we locate the property. 2/. Access is tough if you are not good on stairs and/or have a lot of luggage. Having said that, Marco arrived at 7 in the morning to help us take our luggage down to the car. Extremely helpful. Highly recommend.

Positive: The location was amazing, the accommodations themselves were spectacular - so thoughtful and beautiful. The property manager was exceptionally responsive and kind. Went over and above to make sure I had what I needed. Would absolutely stay here again.
Negative: This isnt really a "didnt like" more of something to be cognizant of: Be aware that you have to go up two sets of stairs. So if you have a lot of baggage or bad knees, this may not be the place for you.

Positive: AMAZING location - ten-minute walk from the train station, royal mile, and Calton Hill/Nelson monument directly outside the front door. There is a little garden in the back overlooking the city - amazing views. The area was tucked away from the street and felt very quiet and secluded.

The Rock House studio is an absolute gem! The location couldn't be better—within walking distance of everything, including New Town, Old Town, Edinburgh Castle, two tram stops, and Waverley Train Station. We even walked to Arthur’s Seat! The combination washer/dryer did an admirable job with our laundry, which was a real convenience during our stay. But what truly made this place special was its unique character and charm. There was something wonderfully enjoyable about staying in such a distinctive space—it added an extra layer of enjoyment to our Edinburgh experience. We thoroughly enjoyed our stay and would happily return!

Cosy studio cottage
Positive: Beautiful traditional cottage with everything you needed. Cosy bedroom and also in a convenient location for me.
Negative: I liked everything about it.
- Sharon S , Posted: 9/27/2026
We had a lovely stay on Calton Hill- so easy to get to the tram, old town, and of course the best views of the city at the top of the hill!! if you have mobility issues, Scotland is a series of stairs and hills- and this Airbnb has a slight incline— but my daughter and I had no issues and saw it as a perfect way to burn calories after eating our favorite Scottish meals!!!
Thank you, Marco. We would love to return someday.
- Tracey D , Posted: 9/20/2026
Marco’s place is a unique Airbnb in a private area of Calton Hill close to the city center. The apartment was exactly as described and was a fun way to experience the city. We found the bedroom comfortable and appreciated the light filled upstairs kitchen. Being close to Waverley and the tram was convenient for getting around. The heat was a bit less than intuitive to operate but we didn’t have any issues during our stay. Would recommend staying here!

The photographers studio was perfect for a couple to first experience Edinburgh. Its location on Calton hill is unique and stunningly beautiful. Nights on the hill listening to violin play and with the folks watching the sun go down.
There is outside space that seemed to be just for us. While there are other apartments in the complex, we rarely saw anyone. Finally the communication was terrific and the place obviously well managed by professionals.

A unique home base in the heart of Edinburgh.
Positive: This is a charming property in the perfect location. Full of history. (The renowned former owner photographers have photos in the Scottish portrait gallery.) Tree top views.
Lovely courtyard. And an iron gate that had passersby wondering where it led!
- Ellis E , Posted: 7/13/2026
Loved the setting and character of this unique historic property and would definitely return!
Positive: Charming and cozy historic setting! Loved having a separate living area. Really appreciated the flexibility and attentiveness of the management company allowing us to check in earlier than we had planned after a long journey.
Negative: Please provide tissues for guests as a convenience. The shower size was a little cramped and had some mildew on the tiles. A little hard to find the access panel on the inner side of the entrance gate- some more instructions would have been helpful.
- Cynthia L , Posted: 6/23/2026

Karakteristiek huisje op een mooie locatie.
Positive: De locatie.

A wonderfully historic and cozy stay in the heart of Edinburgh.
Positive: It felt that we were in the country, while really being in the heart of Edinburgh. The location, with all the shrubbery surrounding the house was stunning. The two floor layout was fantastic, cool downstairs for sleeping, warm upstairs for cooking meals, reading etc.. Cozy would be a fitting description.
Negative: The bathroom needed a bathmat and shower caddy for the shower. Lighting for the circular stairs and cooking areas was inadequate/ burnt out. Drain board/ dish rack would have been useful to protect the wood counter.
The washing machine (being a high revolution one) needs to be properly secured to the floor.
- Alan G , Posted: 6/1/2026
More lovely than the pictures and spotless - a treasure!
Positive: What a beautiful place!! It was so delightful to be there - spotless and charming with more than we could have asked for in provision and location. A historic setting, but so quiet we could hear the birds singing. Thank you and we look forward to returning soon!
Negative: We loved everything.

My wife and I very much enjoyed our stay in the studio. Great location tucked away and yet just next to everything. We walked all over old town Edinburgh from the studio.
This one will certainly be our choice the next time we come to Edinburgh.
- Shannon M , Posted: 6/23/2025
We really enjoyed our stay. Marco was very helpful and responsive, especially when we arrived—road-weary—and did not comprehend that we needed to stay on the main street (after passing Howie's restaurant) to get to the steps. The digital entry at the gate and door made coming and going really easy. Thank you, Marco!

Lovely place to enjoy historic Edinburgh
Positive: The location was fabulous. Central and very picturesque and so easy to get around Edinburgh. We loved the historic nature of the property and it was very sympathetically restored. Very stylish. Also the terrace with views was lovely
Negative: Only issue for some people may have been no vehicular access but not an issue for us and definitely a sacrifice worth making for staying in such a special place. A little compact but again not an issue for us. Only issue we had was the cold tap didn’t work in the bathroom.?!?
- Jane D , Posted: 5/27/2025

Loved this stay! Charming and cozy, exactly what we were looking for in Edinburgh. Close to the train station and really everything. Was glad to not be in the middle of old town either, this was just tucked away from the tourist crowds to offer a pleasant escape. We hope to stay again some day!

In the heart of it all, yet still quite private. I’d highly recommend Marco’s place. It’s so charming and unique…and it’s steps away from great attractions and restaurants. Would stay there again the next time I’m Edinburgh!

Quirky, cosy and central
Positive: This is a wonderful place to stay for a couple to see Edinburgh. At the bottom of Carlton Hill it is very central but quiet. Would definitely recommend.
- Lucy B , Posted: 4/10/2025
A truly quirky self contained cottage within walking distance to everything
Positive: Communication with Marco the owner was great. We couldn't find the entrance at first but he explained on the phone with no problem. The accommodation is very quirky and completely self contained. It was too cold for us to enjoy the little outside courtyard area unfortunately. It felt very secure with two coded gates although sensor lights would be useful. A tv in the bedroom would have made it more perfect for us because the lounge has no sofa and it wasn't the most comfortable on the chairs. Toiletries are provided. Good white towels. Nice white bedding - (the bed is very low). Good lighting everywhere. Warm. Quiet. Tea and coffee is provided. There is an iron and ironing board and hairdryer. Walking distance to major sights and train station, bus stops and tram. Useful luggage storage shop nearby (Bounce)
Negative: A hook in the bathroom would be good for the towels. Also a little shelf in the shower for toiletries. TV in the bedroom would have made it perfect for us. A small sofa in the lounge would be more comfortable - there are two chairs.
- Sandra H , Posted: 3/14/2025
Very charming, cozy place with unique historic charm and a lot of character. Quietly secluded in a way that makes it feel like a country retreat while being very central and accessible.
Some minor wear and tear and maintenance issues seem to be piling up.

Love staying at this historic and central property. It has soooo much character and charm. The host is one of the best hosts I know.
- Coy P , Posted: 2/1/2025
Absolute perfection
Positive: Experience at Rock House was one of the best we've had while traveling. An absolutely charming place: the foot of Calton Hill, authentic gates, a terrace, and an old fountain. Inside – all the comforts of home. The views from the second-floor living room windows are amazing. Cozy interior, a fireplace, adequate warmth, a convenient kitchen, and all the dishes you need. In January, birds were chirping outside the window. The host Marco provided all the helpful information, and it was easy to arrive and depart. A dream vacation – living in this house was a great part of the Edinburgh experience.

This is the message Arun sent me during his stay.
“Hi There
Just wanted to say the stay has been fantastic the house is beautiful. Would there be a possibility we could check out @ 11am tomorrow. Didn't manage to get tickets to edinburgh castle and the earliest entry tomorrow morning is 930 which is a bit tight”
The review doesn’t need any comment.

Negative: Small thing. But there wasn’t any kindling to make a fire and none locally. It meant we didn’t use the fireplace in the end which was a shame

Location, view, history, and luxury!
Positive: I must confess, I felt a little bit smug when we moved into this place ... like the cat who's got the cream! From opening the beautiful heavy wrought-iron gate, to climbing those well-worn stone steps to the beautiful courtyard, to opening up the chocolate-box of a house with all windows looking out onto spectacular views. It felt like Rapunzel's tower! Historical, beautiful, functional, quirky, tasteful and warm - we loved everything about it.
Negative: I can't fault anything.
- Heather B , Posted: 12/6/2024
Beautiful flat in an excellent location.
Positive: Beautiful and unique flat, location was amazing. Very secure. Lots of kitchen conveniences.
Negative: A bit strange to have a window between the bedroom and bathroom so thankful we got the blind to stay down.
- Darcie H , Posted: 12/3/2024
Positive: The house was super cute, quiet. The location is unbeatable, right on Calton hill, 5 minutes up to the hill, very walkable to surrounding destinations.
- xiaoying L , Posted: 11/24/2024
Very cool experience
Positive: We quite enjoyed the Photographer's Studio and would love to stay again. It's a truly unique space and very well located. You feel that every time you open the iron gate to the property at the foot of Calton Hill (just make sure you close it securely behind you, as it's a curiosity to passers-by).
We didn't use the kitchen but I think it'd take a resourceful cook to dish out any major meals there, as it's a somewhat limited in space and range of supplies. There's no couch in the upper sitting room, but two comfy club chairs that snug up well together in front of the TV - and those padded window seats afford some of the best views in all of Edinburgh. Nice to have shutters on the windows inside, too, for when you want full privacy.
Bedroom was comfy and got dark enough for us - it was quiet, too. It's a bit chilly for those used to warmer climates, but we wound up not needing the extra the bedding the owner was nice enough to supply us with when asked.
The space as a whole is on the smaller side, but by European standards, very workable for a couple… and did I mention its stunning?
All in all, we felt this place made our first visit to this city together even more memorable and dear. Thank you!

The Photographer’s Studio was such an amazing little cottage nestled into Calton Hill! We enjoyed our stay so much and Marco was a great and responsive host. We accidentally left something important behind and he has coordinated getting it back to us. We 100% recommend this spot especially if you are a couple looking for a cozy getaway.

The Rock House Photographer’s Studio is a hidden gem. It’s cozy, warm and lovely. It feels like you’re away from it all in the middle of the city. Marco is a great host, very responsive. We opted to have the catering service stock us with some breakfast fixings and other goodies and that was fantastic.
We love walking and exploring new places on foot, so we didn’t mind hauling our bags up the steps up to get in but that would be trickier for anyone not up to that physically.

A characterful cottage, right in the centre of Edinburgh. It was the perfect place for our long weekend trip.
Positive: We really enjoyed our stay at Rock House studio. The cottage was cosy and comfortable and waking distance to everything we wanted to see. The private terrace area was a real bonus, giving us a quiet outdoor space when we needed to escape the August crowds. The four-poster bed was luxurious and very comfortable. The living room/ kitchenette was perfect for home-made breakfasts, and as a place to unwind after a busy day. Marco, the host was very attentive and helpful. Would 100% stay here again.

perfect location for touring Edinburgh. Right next to Caliton Park. Very central but perfectly quiet. Eccentric and unusual place. You won't forget!!
- Cameron G , Posted: 7/21/2024
Very cute and comfortable stay
Positive: Loved the tucked-away location and cute furnishings. Lots of thoughtful details for a short stay, especially in the bathroom: a fan (extractor), bath sheets (full-size towels), a suite of bath products, and fabulous water pressure. I was also a big fan of the washer/dryer, selection of teas, and the jute carpeting in the bedroom. The bed was very comfortable. The host was extremely responsive and courteous - we sent a message asking for the heat to be turned off and Marco was on it right away! The location is unparalleled - about 20-25 minutes walking from Edinburgh Castle and Old Town, and even closer to New Town. I would definitely stay here again the next time I’m in Edinburgh!
Negative: To be totally transparent, this may have been an issue with our devices and not with the property, but it seemed that there might have been a limit to the number of devices that could be connected to the WiFi at any given time (3). This wasn’t a big issue - it just meant I couldn’t connect my laptop to check my work email, but that might have been a plus on vacation!
- Elizabeth B , Posted: 7/16/2024
Edinburgh rained but Rock House was a ray of sunshine that made it just the coolest stay in a great city!
Positive: It’s the coolest and cutest apartment in the best location. I loved the looks we got going in and out of the gate on Calton Hill steps!
Negative: It was a bit cold but I guess I could’ve tried harder to work the heating.

Beautiful quirky cottage right on Calton Hill
Positive: Gorgeous hexagonal living area upstairs and cosy bathroom and bedroom downstairs. Good WiFi, was able to log in to Netflix, and very comfy place to stay. Host was very quick to respond to queries.
Negative: Steep internal staircase would not suit elderly, frail or physically challenged folk.
- Fiona B , Posted: 6/2/2024
Wow I cannot begin to say enough about how cozy the cottage is. If you’ve ever wanted to feel like a character in a fairytale then this cottage is a must. Convenient to town but out of the hustle and bustle, easily walkable to all major attractions. The hosts have put thought into everything and the decor is an absolute dream!

Wonderful property.
Positive: Fantastic spot full of history and charm. Great location, too.
Negative: Nothing - and believe me, I don’t say that very often.
- Michael H , Posted: 5/10/2024

Marco’s place is wonderful! It is like something out of a fairy story. It is wonderfully decorated. The bed was comfortable. The linens felt very lovely and posh. The bath towels were thick and warm. The soaps smelled delightful. (I forgot to get the name of them) There where tea, coffee and buscuits provided. I was very comfortable here during my stay. Marco was very respinsive when I had silly questions. Nothing was too small. Centrally located, ot far from the train station. Lovely places to eat within steps of your door! I would say the property and the host are wonderful and would recommend them to anyone!

Just book it! This place is perfect. I had no idea how central this location was when I booked it but after spending time here I am so glad we stayed right in Carlton Hill. We were steps away from the hop on hop off buses, a quick walk to coffee, and an easy walk to all of the restaurants Edinburgh has to offer. The space itself was cozy, cute, and quiet. It has a great bed, soft towels, and all the dishes/glassware you could need. It’s also a historical spot which is great!

I absolutely loved Rock House: Photographer’s Studio. The space was so unique and lovely. I liked that the location was right at Calton Hill yet completely private. The sun comes in perfectly to the sitting area during sunrise and sunset. The kitchen was stocked with tea, which was perfect after a cold morning viewing sunrise at the top of the hill. Marco gave clear instructions on how to access the premises, including expectations for check-in and check-out. The property was accessible earlier than expected, which was nice since I got in to Edinburgh early. Overall this was a beautiful experience that I would recommend and would certainly consider on a return visit.

A lovely property, full of character
Positive: Character of the property and situation were excellent.
Negative: A few basics were missing (e.g. although there was filter coffee in The Studio, there was no cafetiere - which meant we had to buy one)

Great historical spot, charming studio.
Only issue was that the listing was not clear on how many steps had to be negotiated to access the studio - particularly from the carpark. Would have been helpful to know, could have been difficult for some guests to negotiate. Overall though, we really loved the place.

Really unique and special.
Positive: Darling, amazing location, beautifully decorated
Negative: Since there is not a receptionist, there was no one to accept my luggage delivery (I am walking the John Muir Way).

We loved staying here! The location (albeit initially hard to find) was an awesome hidden spot! We did have some challenges with the exhaust fan in the bathroom and the smoke alarm but Marco was very helpful throughout. A very enjoyale stay regardless!

Easily the best spot to stay in town! Amazing views and the cutest, coziest place to stay.

The Photographer's Studio beside Rock House is a real gem. A beautifully decorated, cute cottage with a nice outer space.
The location is very convenient and Marco is a very friendly host.

Great place, exactly as described! Marco is fantastic, great host who made it easy and even checked on us. Thanks Marco! RECOMMEND!

Positive: unique clean and comfortable. a little tricky to initially find, but once we did we didn’t want to leave
- Kathleen O , Posted: 5/4/2023
Wonderful little nook in the city. Special little spot.
- Catherine M , Posted: 5/3/2023
Comfortable but needs more attention to details, especially at that price.
Positive: Beautifully appointed.
Loved the decor.
Great location, especially for walks on Calton Hill.
Everything was clean and welcoming.
Dog friendly.
Negative: Parking is expensive at £5 per hour or £22 for 24hrs.
No microwave.
No paper kitchen towels to wipe up spills.
Manky sponge for washing up.
The worst was a fancy coffee machine that didn’t work. There was filter coffee in the caddy but no cafetière to make a much needed mug in the morning.

This is such a unique and creative space to stay in. The location is excellent and the space is quite private. We enjoyed sipping tea in our little courtyard. Would highly recommend this to anyone interested in a unique Edinburgh experience. 10/10

- Johan G , Posted: 3/22/2023
Positive: location, decor
Negative: not that it can be helped but the lack of parking was an unfortunate trade off for the amazing location.

This sweet little place is an absolute jem. Super unique, like something out of a novel. I felt right at home, tucked away from the hustle and bustle of Edinburgh but just steps from everything. The unit is well equipped, comfortable and cozy. Perfect for a get away!
The host, Marco, was so great to work with and made everything feel easy. If you find this rental available snatch it up, you won't regret it! Can't wait to come back.

really lovely and quirky stay, just a few pitfalls
Positive: Great location, very communicative and lovely host. The place was very clean. The bed was very comfortable and the decoration was lovely and 100% would stay again if it was for the same price! easy to get to, and i liked that it was a code instead of keys! definitely very quirky and one of the cutest places i’ve stayed in, and i travel a lot and it’s definitely one of my favourite places i’ve stayed in!
Negative: bit of confusion with being told someone was coming to fix a window in the bedroom but it not ending up happening, the host was very apologetic and lovely about it though so absolutely can’t fault marco at all! we didn’t know there was anything wrong however we did wonder why it was so cold even with the heating on. the walls/windows are very thin so anything that happened outside nearby was really quite loud (we could hear the people staying in the main house playing and singing along to music most of the night on our last night which kept us up and we had a 5 hour train). there were no cupboards to store food in the kitchen but that’s not much of an issue unless you’re staying longer. the tv is in the living room in front of two chairs (no sofa like in the picture) the chairs aren’t the comfiest and the only snuggly kind of furniture is the bed, so with it being quite cold too we spent most of our time in the bedroom watching things on the laptop. i was actually looking to rebook for my birthday nearer to summer but i’m not sure the price it goes up to then is good enough value for money for us, but it is absolutely worth what was paid this time.

This is a really rare and special place to stay. You're right at the bottom of Calton Hill and actually inside the park. I walked up the hill a couple of mornings during my stay and the views across Edinburgh and the surrounding countryside are amazing. Checking in and out was super easy - Marco sends really clear instructions and is very responsive. The place was very clean and comfortable.
There were a couple of things I felt were missing based on the pictures shown in the profile. Marco was good about dropping over some coffee pods for the machine shown. I also found it a bit of a shame I couldn't have a wood fire - I realise it would be too much to provide wood for the stay (as someone who has a wood burner at home I know wood's not cheap) but I feel a small amount would have been appropriate, given it's winter and the log burner is shown in the pics. I guess that one's debatable!
Overall, I had a great stay and would highly recommend the place and Marco as host.

Unique, atmospheric cozy home
Positive: Lovely unique cozy, so close to the city centre, absolutely stunning wee hideaway.
Host was fantastic, truly appreciated the contact for a late check out allowing a lazy breakfast.
This wee house allows you to immerse yourself in Edinburgh of years gone by whilst enjoying the luxury of modern fixtures, fittings and appliances.
A new favorite for an Edinburgh regular, planning to return to the studio asap!
Negative: Having to leave!!

Marco was incredibly responsive with my stay. I was having difficult finding the stairs because I’m directionally challenged and he was quick to respond. Lovely location and privacy with accessible walking features to restaurants and views. 10/10 would recommend.

Marco was responsive and kindly let us check out a little bit later. The Photographer's Studio is quirky, cosy and perfect for a couple visiting Edinburgh for the weekend. It has everything you need and is well located. Highly recommend!

Would love to come back and stay again.
Positive: Our stay was perfect! The property was beautifully refurbished, eveything new and clean. A cosy and warm refuge from a chilly Edinburgh weekend in February but an ideal location from which to venture out and explore the city. Perfect location at the foot of Calton Hill, just off the main throughfares but close enough too. The interior decor and furnishings were top notch, bed was comfortable - slept like a log. The octagonal upstairs lounge/kitchen/dining area was quirky in a good way. We really appreciated the 'fun size' individual breakfast cereal boxes and the Nespresso machine which helped kick start our mornings. There was a log burner (unused) and TV with fire stick, plus wifi which worked fine throughout. Marco was very attentive, answering queries before our stay very promply. Arrival and check in were easy (codes rather than keys) and departure was equally as easy. We had been due to come by train but because of a rail strike we drove and parked 150 yards away in Omni Q-Park; new St James Quarter also has a large car park if preferred. Could not recommend this property more highly.
Negative: Nothing at all.
- Richard L , Posted: 2/5/2023
Lovely cosy, well-appointed house in the centre of Edinburgh. Feel you are part of the history of the city, with lovely views, a good shower and a comfy bed.
- Michael D , Posted: 1/30/2023
Overall, great stay 👍 It was easy to communicate with Marco - quick to respond and gave clear instructions. Apartment was very unique, cozy and clean.
Sadly, we were not able to use the fireplace due to lack of firewood on site. Downstairs (entry, bathroom and bedroom) was completely cold when we met 🥶 We were unable to heat up the floor for several hours until Marco sent over a friend of his to provide us with a secondary heating element which ended up solving the issue.
Recommendation to Marco: keep the spare heating element in the apartment during winter and stock up on firewood for guests to be able to make full use of all amenities promised in the apartment ☺️

We really enjoy our stay here. Marco was very accommodating and made sure we felt welcome. A great location and a very homely feel. We would definitely stay here again when in Edinburgh.

This property and location are a fantastic anchor point for exploring Edinburgh. It is located in a historic location in a very central position. The property is quirky (in a very good way!) and well thought out. Marco also left some nice touches to make it feel thoughtful and homely. Highly recommended

Quirky. Beautiful. Historic. Fun.
Positive: Location was perfect. Place was so quirky and beautifully decorated and designed.
Negative: Advert said parking was available - the parking was in local public car parks which was slightly misleading. Also advert said check in was at 4 but then the email received the day before from the host said 3.

The (only)) house to stay in Eginbourgh
Positive: Well, one of the best small hotels we ever lived. Perfect beautiful location, very stylish small house with two floors. It seems to come out of the „british country style“ magazine. Every detail is really made with love. The upper room is like from a marilyn story. Just great and we surely come again.
Negative: Nothing.

Captured our hearts - a hotel room could never compete! Felt like home, idyllic & perfect location.
Positive: ADORED IT!! Nothing can prepare you for the enchantment of this idyllic and charming abode - simply delightful. The code access process was easy, and information to find the studio was fairly simple - felt very exclusive and lucky to be staying in such a gorgeous location (gorgeous doesn't even do it justice). Perfect location for accessing Edinburgh, not far from Waverley Station, amazing views from the terrace, and obviously brilliant if you want to go up Calton Hill! Would stay again in a heartbeat - heck, we'd move in tomorrow!! Host responded very quickly and very helpful. Also had the best nights sleep I have EVER had!!!! The bedding is hotel quality and is absolutely stunning.
Negative: The heating was a tricky one, a tad cold at times - it was far into the minuses during our stay but we soon resolved this through contacting the host and using an oil heater provided (along with the central heating and wood burner) but you really can't complain when the building is almost 300 years old !! (1750!) There may also be a ghost or two who unplug your phone, but that's as bad as it gets. Honestly, I would return again in a heartbeat, the best location, so romantic and utterly captured both mine and my partner's hearts, as did Edinburgh. SlCaptured our hearts - a hotel room could never compete! Felt like home, idyllic & perfect location.
