Soggiorno rock house Positive: Abbiamo soggiornato in questo appartamento per 6 giorni e possiamo dire che la posizione è davvero ottima, i letti comodi e casa fornita di tutto l'occorrente. L'host è stato fin da subito, anche da prima che iniziassimo il viaggio, gentile e disponibile a ogni nostra esigenza. Negative: Abbiamo solo alcuni suggerimenti per migliorare il servizio e renderlo adatto a tutte le tipologie di clienti: - Fornire almeno un rotolo di carta igienica per ospite, più uno extra; - Fornire la cucina di tovaglie/tovagliette da tavola; - Sistemare lo scarico della doccia che a volte si intasa, anche senza lavare i capelli; - Attenzionare il cattivo odore presente in una delle stanze da letto, forse dovuto alla moquette; - Fornire di almeno una pentola per pasta, zuppe, ecc; - Fornire la doccia di un comodo porta saponi e il bagno di un tappeto per evitare di bagnare il pavimento.

Loved the history and the peace and quiet in the heart of Edinburgh. Positive: Location, location, location. And the tasteful way this property has been refurbished and decorated. The only drawback is being able to hear the footsteps from the upper level apt early in the AM but it is a very old historic bldg. so that’s to be expected. Negative: Like others have said finding the address was a little tricky.

L'appartement est idéalement situé mais il faut accepter un petit compromis sur certain confort Positive: La situation de l'appartement est vraiment parfaite et j'aime bien l'ambiance de l'époque. Les instructions fournies pour l'arrivée étaient claires. L'appartement est très propre. Negative: La pomme de douche non-amovible n'est pas très pratique pour le genre féminin si on ne veut pas se laver les cheveux tous les jours. Une boîte de mouchoirs dans l'appartement aurait été très pratique. Manque des prises USB.

Brilliant location and very helpful hosts, just a few things missing(like the odd lightbulb)! Negative: Lovely apartment with easy check in and access to the town. Just a few points for improvement: - Light bulbs out in both bedrooms - No bin bags in most bins - so how do you take them out? - No mirror in back bedroom - Upstairs flat is extremely noisy. Woke us up at 6.45am! Beware if you have kids and want them to sleep. - The emergency exit door goes nowhere…

More Lightbulbs, Less Bibles needed. Positive: The location was fantastic at the top of Princes St and on Carlton Hill. A very short walk from the main railway station or if coming from the airport St Andrews Square tram stop. Idea position and a very pleasant faux victorian ambience, which given the buildings were used by a pair of early photographers completely appropriate. Clean and in mostly good repair. Negative: Too many lightbulbs had failed and not been replaced, the initial door code that was sent was wrong (very poor after a long day on the train). The sound proofing from upstairs was non existent and there were Bibles in every room (why?). The bathroom ceiling was bare plaster and looked unfinished. The property pics had been shot with the widest of wide angle lenses on the lightest of light days, the flat is in truth small and quite dark, but to be fair none the worst for it.

Positive: The location. Negative: The house had a horrible smell drainge-egg smell. The front door was very difficult to close and open. The toilet taps were very hard to turn. The carpet in the whole house was rough and hard to walk on. Also the carpet and the house had a lot of dust. We were also provided with the wrong door number. I feel the customer care was not very professional. The property looks very different on website. I was disappointed with the property.

The Rock House is the perfect cozy family retreat. Positive: The Rock House was the perfect cozy family retreat in the heart of the city. After a day of walking, we could pick up take away (so many great options nearby) & enjoy it inside, and then take a long bath before bed. The beds were comfy & the kids loved having their own space. The beautiful views from the main room, master bedroom, & terrace were a bonus. It felt like a home away from home. Negative: It is up on a hill, so be prepared for some stair walking from the nearby parking structure.

A charming cottage in the heart of the city Positive: Het Terrace Apartment voelde als een English cottage middenin Edinburgh. Het appartement heeft veel charme en ligt op een perfecte locatie. Dichtbij alle bezienswaardigheden en toch op een relatief rustige plek in de stad. De badkamer is ruim, de keuken is van diverse gemakken voorzien en ook de slaapkamers zijn erg ruim. Negative: Het tweepersoonsbed is nogal smal. Een breder bed zou prettiger zijn. Daarnaast is de antieke bank bij de eettafel prachtig, maar niet heel praktisch om daarmee aan een ronde tafel te zitten.

Great location but It should be very clear about the massive difficulties getting up to the property. Not accessible un Positive: The property was very quaint and in tune with the age of Edinburgh. It is very central to the city. A lot of interesting history in the Rock House itself. Negative: The stairs to get to the property were horrendous. We all had 32kg bags and it was a nightmare getting the luggage up to the property. The water pressure in the kitchen and bathroom basin was non existent. There was a lot of noise from upstairs apartment (chairs scraping, footsteps and loud tv/music. The instructions to get into the apartment were very hard to understand and the location extremely difficult to find.

Very characterful and comfortable place to stay right next to Carlton Hill and 5 minutes from the station. Was perfect for us with our dog as we had immediate access to the wonderful hilltop park with it’s spectacular views across the city. We had a small issue getting the arrival instructions but called Marco and it was sorted out in a couple of minutes. Would love to stay here again.

Positive: Das Apartment ist sehr gemütlich, die zentrale Lage ist ideal. Die Wohnung war für uns vollständig ausgestattet und bot alles was man für einen angenehmen Aufenthalt braucht. Negative: Der einzige Nachteil ist die Hellhörigkeit: Wenn die Wohnung darüber ebenfalls vermietet ist, hört man die Nachbarn deutlich – Schritte, Gespräche usw. sind gut wahrnehmbar.

Beautiful historical property in central location. Positive: The historical property was beautifully decorated and was in a central location. The nearby old town, shops, buses and trams made exploring easy. The property has an outside terrace with views, which we enjoyed using, weather permitting. Negative: Whilst we enjoyed using the terrace the garden furniture was very worn and requires updating. The provision of more glasses would be beneficial for family use.

Lovely stay but not perfect Positive: Central location Full of character Comfortable beds Negative: Not enough kitchen equipment- we couldn’t cook a full meal, eg no grill tray to grill sausages & bacon for breakfast. The coating in the bathroom sink was cracked & peeling which meant it was unhygienic as it couldn’t be thoroughly cleaned. Light bulbs weren’t working in open plan living space. Lovely place Positive: Amazing place, the write up was confusing, I paid for what I thought was a 3 bedroom place, but wasn't, it didn't matter that much in the end though, the main issue is the noise from above, totally understand the age of the building, and the noise wasn't the fault of the owners, the visitors upstairs clearly had clogs on, or shoes anyway! Children running the length of the place, which ok... We can ignore, but banging doors and cupboards was deliberate, I did message the owner, but not really taken that seriously, banging doors and cupboards aren't in with the reason of the age of the property, I tried to close a door heavily, just to see if it was accidental, but I had to really pull on the door forcefully in order to make it BANG! Again, this is not the owners fault, but I do think that maybe visitors are asked to be a bit more conscious of other visitors, I had 2 teenage grandsons with me, 1 ADHD the other autistic, so the noise was a bit much, other than that, beautiful place Negative: Noise from above

Beautiful and Historical Apartment Positive: Absolutely beautiful and historical apartment. If you're into photography you need to stay here - It was once David Octavius Hill's home. Perfectly located yet very private. Also features the world's best bathtub! Negative: Had a little trouble locating the keypad to the gate, but if you have any trouble Marco is only a phonecall away and is very helpful.

I never replied to any review, but this time I think it's necessary. After 1h from check in, guest told me there was a faulty electical connection and one plug in one of the bedroom wasnt working. after assessing the situation and unable to get an electician I offered full refund and let them choose another accomodation. Since they werent able to find another accommodation, I offered them to stay in another accommodation I manage for free for the first of the 2 nights. I warned them, It would have taken several days before the refund hit their bank. after one day, they sent me a message where quitle rudly they were asking for the money back. I showed them the correspondance with booking.com confirming the refund process was started. Despite all efforts, they left this review.

The Rock House is a beautiful house to stay in with all the comforts of home. Beautiful views and location. Positive: The property was beautiful and close to the train station and not too far from popular Edinburgh attractions. I love the old feel of the house and the garden to sit in. I appreciated the security of the place with the gate and door codes for easy access and no dealing with keys. Marco was always really helpful with any questions I had. Negative: The carpet is a little uncomfortable and so were some of the beds. Otherwise it was great.

Negative: No proper guide to the house - we couldn't find how to adjust the heating, or instructions for the dishwasher. Wish I could have stayed longer. Positive: Loved that there was a door and gate key emailed to me the day before. So easy without needing to track down a key! Lots of privacy because in gated area. People kept wondering how to get up to where we were because it looked so cool. Host was excellent and very responsive. Internet went out, and he was there to reset router within 30 minutes. Turned out to be a larger provider issue, and he had them out ASAP. Overall, felt like we were staying in a bit of history. Made the trip special. Negative: Probably the worst part is that we had to leave. There was nothing we didn't like. Note: Two sets of steps to get up to the house. Not really an issue for our group but should be noted if someone has mobility issues.

Die Unterkunft empfehlen wir gerne weiter. Positive: Mitten in der Stadt und trotzdem ruhig haben wir den Aufenthalt genossen. Alles ist zu Fuß erreichbar, ein paar Treppenstufen weiter ist man schon auf dem Calton Hill mit einem grandiosen Ausblick über ganz Edinburgh. Die Wohnung ist gut ausgestattet, alles was man braucht ist vorhanden. Aber ein Spiegel im Bad für eine Oma mit zwei Enkeltöchtern ist zu wenig 😀

The Rock House was a beautiful, historic home in a prime location! Positive: this property was a hidden, historic gem in the middle of the city! So quaint, cozy, and comfortable Negative: the only thing we could mention was the mirrors …we wished the bedrooms had some sort of mirror in each of them. We were 3 women, all getting ready at the same time. The bathroom had one small mirror, but a mirror in each bedroom would have been super helpful! Otherwise this place was great!!

A fab six nights in a superb location - comfortable and stylish; an apartment with character. Positive: A great location with parking not too far away, a perfect apartment for a family of four.. Walking to all the tourist spots was easy. The apartment was spacious, comfortable, and stylish with the bonus of a private outside area. Very comfortable beds/linen... Negative: A few little things could make this place superb... The kitchen sink tap was leaking and needed sorting, there was no plug for the sink.. More mirrors! Mirrors in the bedrooms would have been good as one small mirror in the bathroom is not practical when four people are staying! Hooks on doors, in the hallway would be useful for coats... The shower could do with a renovation; it was a little mouldy. Also, glass dispensers in the shower is a little dangerous! The main bedside lamps were very wobbly and some of the bulbs needed changing. All housekeeping stuff.. but they didn't stop us from having a fab time.

Great with fabulous charm….but if you were staying with a noisy upstairs group…..could put me off booking again. Positive: Location and presentation of the property were great - really nice atmosphere and great for a family visit. Charming. Marco responsive to any concerns. Negative: Noise travelled from upstairs apartment down to us - paper thin! Kept awake listening to upstairs chatting……. But I reckon noise transfer is due to the age and charm of the building. A few of the fixtures and fittings needed attention - loo seat and light bulbs……and double bed quite small.

Wonderful central location in Edinburgh Positive: The location was excellent, just a short walk into the centre of Edinburgh. The location and entry are somewhat quirky but added to the tranquillity of the location in the city centre, even next to Calton Hill. Being next to the park was very good for our dog who came with us. We really liked the charming decoration of this apartment too. The facilities were as described. Entry instructions were clear from our responsive host, and the use of key pads really helped to make it easy to access the property. We enjoyed our stay and would return. Negative: My only grip was the parking. If visitor permits could be offered, this would be really appreciated. However, the local council may not permit it. There was a local shopping centre car park that met our needs, though it was expensive.

perfect accommodation in a fabulous place. Positive: This beautiful apartment was in a perfect quiet location. The hop on/off buses are right outside the gate. It is tastefully decorated, plenty of space for 3 adults, comfortable beds and all the equipment you could need. Marco was extremely helpful and answered all my queries promptly. 5 mins walk from all the shops, pubs, restaurants etc. We had a fabulous time and would definitely recommend. Good location but too many basics lacking to make it a luxe property. Positive: Location. Terrace. Friendly, responsive staff team. Negative: Facilities didn’t match up to ‘luxe’ description / price. Lots of high quality soft furnishings, fancy wallpaper / paint, outsize hamper of alcohol and local treats but cracked and chipped ‘vintage’ bathroom fittings, leaky taps, on going broken toilet seat, bulbs gone in old lights in dark kitchen which couldn’t be replaced, mish mash of plates, cutlery, glasses etc. Second bedroom small and very dark. Curtained wardrobe but no bedside tables etc, sheets directly on mattresses. Marco and his team very responsive but some fundamental basics lacking.

Experience Rock House Positive: This is a first choice accomodation to enjoy Edinburgh. Situated at the foot of Calton Hill through an exclusive gated entrance. So it is secure. We came by car and a managed parking option was provided with discount. The house itself is a historical property with all the requirements for a listed building. The Rock House is an experience as much as it is an accommodation. The view of the city is lovely from the courtyard. The interior of the house is modest with pictured echoes from its storied past. Lovely comfy sofas, well appointed kitchen, and a deep old fashioned tub and separate shower feature in the bathroom. The floors are wooden and in part carpeted with jute throughout the living area and bedrooms. The beds are simple on old fashioned frames; one double sized and two twins. The feeling of stepping back into simpler times was very present. The location is excellent, close to everything wonderful Edinburgh offers. Also just opposite the entrance, climb stairs and walk up to the top of Calton Hill when at the Rock House and see the fantastic vistas of this delightful city. Negative: To say there is something I did not like would reflect inaccurately on my experience of Rock House at Calton Hill. More helpful would be to say this is not a place to stay for someone who cannot handle many stairs. If bringing luggage and small children realise you will tote them up the steps to the house! There is no on street parking nearby. Your best option would be to unload streetside and then park your vehicle at the car park recommended by the managers of the house. If travelling by public transportation, of course parking is of no concern. This is not a stay at Marriott or Premier Inn. It is an old historical house with features from the nineteenth and early twentieth century. The house is very clean and offers lovely points of comfort with great bath towels, bed linens, comfy sofas and equipped modern kitchen and bathroom. I cannot say enough about how delightful the house is. However, it is an experience for those who are fully ambulatory. The house has something romantic about it. Just remember the beds are firm and old fashioned and the strength of them could be tested with too much raucous activity! The neighbours could hear you, but that is part of the fun.

Positive: Agree with the other reviews. The apartment is very well located and had everything (other than mirrors!) that we needed for our stay. Negative: Noise! The area is quiet and I preface this by saying we may just have been unlucky, but the apartment is the downstairs of an old house, with the upstairs rented separately. We could hear EVERYTHING (and I mean everything - not what you need when you have children!) from upstairs. The people there seemed to be having a party, and genuinely did not seem to sleep or ever stop moving around. So sad as otherwise it would have been a fantastic place.

Sweet, romantic and cozy place to stay for our family of 4. Positive: Just exactly my type of place! All necessities and historical integrity. I will come back and stay in the summer! My husband had to work from home via the wifi, so it worked great. Perfect location! Negative: The only negative would be the septic is old and the smells can seep up the toilet. But if you leave a little water in the toilet it stops it. Otherwise, just wonderful!
